With over 30 years of property management experience in the Colorado Springs area, Clemente Real Estate Services has become experts in locating, screening and leasing homes. We will be your first line of defense in caring for your home, and want what you want; decent, caring tenants that will take care of your property, pay their rent on time, and be a peaceful addition to your neighborhood.
For homeowners that live locally and wish to do their own management, we offer our Rental Assistance Program to locate, screen and provide our attorney approved lease to you for a flat rate. You will then be "hands on" after we’ve helped you find a vetted tenant. You will handle all maintenance, rent collection and the duration of the lease of your rental home.
For homeowners living out of the Colorado Springs area, we recommend full property management of your home. Clemente Real Estate Services will do the worrying for you and field the maintenance issues, collect rent, provide monthly and annual tax statements, provide inspections and handle after-hours issues, while reporting back to you, so you can live your life and relax knowing things are being taken care of.

Screening
Each prospective tenant is required to be 21 years or older in order to submit a rental application and enter into a lease. We run a credit check, criminal background check, verify employment for income qualifications and verify prior landlord history. These procedures help to determine if the prospective tenants qualify for our strict leasing guidelines.
Leasing
Clemente Real Estate Services prepares all lease agreements and documents/addendums and disclosures required by law, and required by our Property Management Policy and Procedure Guidelines.
Accounting
Rents are due and payable on the 1st day of each month. Rent is considered late if paid after the 7th day of each month per Colorado law. Our accounting process is to collect rents, pay any invoices due on the properties, and then forward funds to the homeowners. We send rent proceeds to owners as soon as we get them. If weekends and/or holidays occur during the first 7 days of the month, there will be a slight delay in processing rents.
Our monthly owner statements are published to your Owner Portal along with maintenance work orders and their accompanying invoices. Monies are deposited electronically into the account as designated by the homeowner.
1099 and Year End Statement will be prepared and sent to all homeowners. The 1099’s are prepared during the first two weeks of January and mailed directly to homeowners. During the 3rd week of January, the 12 month Cash Flow Statements are emailed to each owner and they are available via your owner portal online at any time.
Tenants can pay online through a tenant portal.
Maintenance and Repairs
Clemente Real Estate Services, Inc., responds to maintenance repair issues in a timely manner. During business hours, our staff handles all issues. Our office also has an emergency after hours line that our tenants can utilize for issues outside of business hours. Our vendors are properly licensed and insured and are independent contractors.
We order annual maintenance on all rentals, such as furnace servicing in the fall, sprinkler start up in the spring and winterizing in the fall, to keep your property in the good condition for you and your tenants.
Tenants can submit maintenance requests online.
Annual Property Inspections
As tenants renew their existing lease, the property manager will conduct a walk through of the rental home. At that time we can document the condition and note any maintenance issues that may need attention. The report, along with any pictures that may be taken, will be forwarded to the homeowner. Any maintenance that is needed or desired on the home can be coordinated with the contractors and tenants.
Move Out Inspections
Once tenants vacate a rental home, an agent from Clemente Real Estate Services, Inc., performs a thorough inspection by using the tenant’s “move in” inspection and noting any deficiencies. Damages caused by tenants are noted and pictures are taken to document the home’s condition. Our staff will then submit maintenance requests and prepare the accounting deductions from the tenant’s Damage Deposit funds. All inspections are performed by a staff member after tenants have relinquished possession and will are not done with the tenants present.
Information and Communication
We are sure to notify our homeowners when legal changes affecting them and their rental homes are made in the state of Colorado. We also frequently communicate with our tenants about upcoming weather conditions that may affect them and their rental homes, providing helpful information on how to prepare and troubleshoot issues as they arise. We also remind our homeowners annually when regular maintenance is drawing near, such as furnace servicing, so they are able to make changes to work orders if needed and prepare for expenses. We strive to provide good communication to the best of our abilities.
Clemente Real Estate Services offers a unique Rental Assistance Program to homeowners that wish to be more hands on in the leasing of their home and do not want full property management services, yet want the professional assistance a management company provides for the screening and leasing of their home. Our program helps you seek out qualified tenants, saving you time and effort.
Once you have given final approval of tenant for your rental property, our staff will prepare the rental lease, all other required addendums, or documents, for the specifics of your property. We will then set a time for you to meet with your new tenants at our office to sign the lease.
During your lease signing appointment, tenants will make all checks payable to you, as the homeowner, for all deposits and rents due. You will both sign the lease agreement, and exchange contact information for all further business related to the property during the lease term. All parties will be provided with copies of the fully executed documents.
Clemente Real Estate Services charges a one-time fee for this comprehensive screening and leasing service, plus any fees for advertising.
